1. Length of stay
The customer signatory of the present contract concluded for a determined duration will not be able in any way to prevail himself of any right to the maintenance in the places.
2. Booking formalities, rates
For reservations made through our online booking system with secure payment: kassiopee.fr; the amount of the stay will be debited from your credit card in 2 installments: 30% of the amount at the time of booking, the balance 10 days before the beginning of the stay.
In case of payment by any means other than credit card (bank transfer, cheque or Chèque Vacances), we ask you to send us your payment within 7 days following your reservation request. The balance must be sent to us at least 10 days before the beginning of the stay. If the balance is not received within 10 days before the beginning of the stay, the reservation will be cancelled and the deposit paid will be retained by Kassiopée. The transfer fees are at your expense.
For stays less than 10 days before the date of arrival, payment must be made in full for the reservation to be taken into account.
For stays longer than 5 nights, we ask for the payment of 50% of the total amount at the time of booking.
By this regulation, you confirm your full agreement with the general conditions specified below.
Prices are in EUROS, VAT included, tourist tax included, they are subject to change according to economic conditions or regulatory provisions.
3. Security deposit
In the case of a “Gîte” rental, we ask you to pay a deposit of 200€ per room to cover the cost of damaged or missing equipment when the premises are being refurbished. Payable by check or cash, it will be returned to you upon your departure.
4. Rental
The prices of the hirings in formula lodging include :
- The rental of your room between the day of your arrival from 5:00 p.m. and until 11:00 a.m. on the day of your departure.
- Reservation fees
- Bed linen
- The private use of the spa in your room
- Access to the heated swimming pool (open between the beginning of the spring vacations and the end of the All Saints’ Day vacations)
- Access to the common areas on the same schedule as the rooms
- Water and electricity consumption
The prices of the rentals in bed and breakfast formula include :
- The services of the lodging formula
- Bath linen
- The breakfast
- The cleaning is subject to the room being returned in a suitable condition.

5. Use of the premises
We thank you for respecting the peaceful character of the place and for using it in conformity with its destination. We ask you to return the rooms in the cleanest possible state and to declare any possible degradation for which you could be responsible and to assume the repairs.
The establishment is non-smoking except outside.
For safety reasons (spa and pool), access to minors is not permitted.
The spas, private to each room, are subject to a complete draining and disinfection before your arrival for hygienic reasons. A shower before each swim is necessary to maintain perfect water quality. In the event of a spa breakdown at the time of your arrival, you may be offered a change of room, or in the absence of another available room, a compensation of 60€ for your stay will be granted.
The swimming pool is accessible and heated from the beginning of the spring vacations to the end of the All Saints vacations except in case of force majeure or unfavorable weather conditions. Under no circumstances can the impossibility of access to it give rise to compensation on our part.
6. Cancellation by the client

SPECIFIC CONDITIONS 2020-2021 FOLLOWING THE COVID-19 CRISIS
Within the framework of the sanitary crisis, in case of a new episode of confinement, you will be able to ask for the postponement of his stay without any cost. If, for any reason whatsoever, there is a difference in rates between the date initially chosen and the date of postponement, you will be responsible for settling the difference. If you have no other availability to come and stay with us, we can offer you other solutions such as a voucher valid for 2 years from the date of its creation or the transformation of your stay into a gift voucher to offer it to a relative.

The cancellation of a reservation will become effective only after confirmation by e-mail of its taking into account by Kassiopée.
- For any stay cancelled within 10 days before the arrival date, the cancellation is total and the sums paid will be fully refunded.
- For any stay cancelled less than 10 days before arrival or in case of no-show, the establishment requires 100% of the total amount of the reservation.
- In case of early departure, the totality of the reserved service will be due.
7. Cancellation by the owner
In case of external events beyond our control (bad weather, pandemic, …) requiring the closure of our establishment, the stay may, at the choice of the customer, either be postponed to a later date or be fully refunded. If for any reason whatsoever, there is a difference in price between the date initially chosen and the date of postponement, the difference will be paid by the customer.
8. Arrival / departure
The reception of the customers is done between 17h and 19h. Nevertheless a later arrival is possible if you inform us.
Departure must be no later than 11am.
Luggage can be kept while waiting for the room or after releasing it.
9. Pets
Our friends pets are not allowed on the whole property.
10. Gift vouchers
Gift vouchers are valid for 24 months from the date of issue. They are non-refundable
11. Objects of value
It is recommended that you do not leave valuables in your room, or place them in the safe at your disposal. We decline all responsibility in case of theft.
12. Litigation
In case of dispute, only the court of Albi is competent
